      Annual Home Maintenance Checklist

Owning a home in Philadelphia—whether it’s a historic rowhouse in South Philly or a modern townhome in Fishtown—means taking care of it year-round. Regular maintenance not only protects your investment, but it can also help prevent costly repairs down the road.

To make it easier, I’ve put together a simple annual home maintenance checklist that’s tailored to Philly’s unique seasons and housing styles. Save this, bookmark it, or even print it—your future self will thank you.

      ? SPRING: Refresh & Inspect

After winter’s freeze-thaw cycles and heavy rains, spring is the perfect time to assess for damage and prep for warmer weather.

      • ✅ Check your roof for missing or damaged shingles

      • ✅ Clean gutters and downspouts

      • ✅ Inspect the foundation for cracks or moisture

      • ✅ Power wash siding, sidewalks, and decks

      • ✅ Service your HVAC system before summer

      • ✅ Test smoke and carbon monoxide detectors

      • ✅ Trim back overgrown branches near the home

      ☀️ SUMMER: Maintain & Upgrade

Summer is ideal for exterior projects and tackling things while the weather is warm and dry.

      • ✅ Paint or seal exterior wood (doors, decks, railings)

      • ✅ Clean and inspect windows and screens

      • ✅ Treat for pests (ants, termites, mosquitoes)

      • ✅ Deep clean dryer vent and exhaust fans

      • ✅ Flush water heater to remove sediment buildup

      • ✅ Inspect and clean your basement dehumidifier

      • ✅ Check your fence, patio, and yard for needed repairs

? FALL: Prep for the Cold

As the leaves change, it’s time to prep your home for colder months and protect it from the elements.

      • ✅ Clean gutters again after the leaves drop

      • ✅ Winterize outdoor faucets and shut off exterior water lines

      • ✅ Seal gaps around windows and doors

      • ✅ Schedule a chimney sweep (if you have a fireplace)

      • ✅ Test the heating system and thermostat

      • ✅ Check attic insulation and ventilation

      • ✅ Rake leaves and fertilize lawn before the frost

      ❄️ WINTER: Protect & Monitor

Even though it’s cold out, a little maintenance now can prevent mid-winter emergencies.

      • ✅ Reverse ceiling fans to clockwise for warm air circulation

      • ✅ Check for ice dams on the roof and icicles near gutters

      • ✅ Keep walkways clear and stock up on salt

      • ✅ Inspect pipes in unheated areas (insulate if needed)

      • ✅ Monitor for signs of rodents or pests seeking shelter

      • ✅ Change furnace filters monthly

      • ✅ Review your emergency supplies (flashlights, batteries, etc.)

      ?️ Year-Round Must-Dos

      • ✅ Check smoke/CO detectors every 6 months

      • ✅ Replace HVAC filters every 1–3 months

      • ✅ Test sump pump functionality, especially before major storms

      • ✅ Keep an eye out for water stains, peeling paint, or musty smells—these are early signs of leaks or moisture problems

      Why It Matters

In a city like Philly—where homes range from 19th-century brownstones to new construction condos—routine maintenance is key to keeping your property safe, efficient, and valuable. Staying ahead of issues also gives you more control over your repair budget, which every homeowner appreciates.
